The Union Market development pipeline just got bigger.
UDR and Edens recently filed a planned-unit development (PUD) to replace the former Maurice Electric warehouse site next to the Angelika Pop-Up Theater at 500 Penn Street NE (map).
The PUD would yield a 12-story building with penthouse, delivering a total of 295-325 residential units and a total of 23,568 square feet of ground-floor retail. Designed by Eric Colbert and Associates, the two-story Maurice Electric showroom on the site would be restored and incorporated into the facade on the east side of the building.
The street-level retail would be divided into two spaces with 5,816 and 17,751 respective square feet. Three levels of underground parking would provide 145-230 vehicular spaces for the residents and for retail, as well as 78 bicycle storage spaces. The 11-story residential portion of the building will be T-shaped with courtyards on either side. Amenities will include a fitness room, a penthouse lounge and party room, and a rooftop deck with pool.
The apartments will include everything from studios to three-bedrooms, with 9 percent of the residential gross floor area set aside as affordable. Seventy percent of the affordable units will be for households earning up to 60 percent of median family income (MFI), while the remainder would be for households earning up to 50 percent MFI.
With the addition of this project, the development on tap for Union Market now approaches residential 5,000 units.
