Planning Board expected to give early approval to Bethesda apartment building

The Montgomery County Planning Board this week is expected to give early approval to a Bethesda development project that would produce a seven-story, 60 unit apartment building on Avondale Street.

The project, led by SJ Investment Corp., includes demolishing two existing two-story homes at 4526 and 4530 Avondale St., and replacing them with one residential building.

The project would include up to 55,000 square feet of development, according to Planning Board documents, and have an underground parking garage with about 20 spaces.

During a meeting in March to discuss the project with neighbors, project leaders said all of the units, including the nine that will be designated as affordable housing, will be studio or one-bedroom units. As a result, developers do not anticipate the project will have a significant impact on nearby schools’ enrollment. Planning Board documents show the project will produce an estimated two new elementary students, one middle school student and one high school student.

During that meeting, SJ Investment Corp. said construction is not expected to start until 2022 or later.

The site is about a quarter-mile from the Bethesda Metro station and is near a future Purple Line station.

The Planning Board will consider the sketch plan and preliminary plan during its meeting on Thursday. If approved, the project will have one more round of approval to receive before construction can begin.
